LVIP Office Building
Lehigh Valley Industrial Park, Inc. has constructed a 42,000 square foot state-of-the-art “Green” commercial office building at the gateway to LVIP VII in Bethlehem. Our building was designed to be a landmark in the redevelopment of the former Bethlehem Steel site, and an integral part in the rebirth of the City’s Southside district. The building provides LVIP, Inc. with new headquarters one mile from Interstate 78, and offers space for lease on the Rt. 412 Corridor in the City of Bethlehem – a highly anticipated roadway into the City scheduled for major improvements and development in the near future.

Building “Green” is an opportunity to use our resources
efficiently while creating a healthier building, which will
improve human health, build a better environment, and provide
cost savings. A green building is a structure designed, built,
renovated, operated, or reused in an ecological and
resource-efficient manner. Among our building’s environmentally
friendly features are sun shades on the south façade and high
performance windows, walls, and roof to improve energy fficiency and our tenants’ comfort.
The building is also oriented to take advantage of natural
daylight yet minimize heat gain and solar glare. More than 20%
of the building materials are composed of recycled content.
To ensure high indoor environmental quality, no and low VOC
paints, adhesives, or sealants were used. Energy-saving
lighting and water-saving fixtures are also incorporated in
the facility. To validate that the LVIP office building is truly
“Green”, the building has been registered under the LEED (Leadership in Energy & Environmental Design) program
developed by the U.S. Building Council (USGBC). |

The LVIP office has also received the “Designed to Earn the
Energy Star” designation from the U.S. Environmental Protection
Agency because of the building’s superior energy performance.
The completed building is eligible to earn “ENERGY STAR”
recognition after one year of operation if its energy
performance ranks in the top 25 percent and it meets industry
standards for indoor environment.

tenants, Spillman Farmer Architects - the architectural firm that
